Delta District, Delta Holding’s largest investment project with a total value of EUR 400 million, today welcomed Karin Sheppard, Senior Vice President and Managing Director, Europe, IHG Hotels & Resorts.
During their second site visit in the past eight months, the IHG delegation, joined by Delta Holding’s senior management, toured the show apartment and took in the panoramic view of Belgrade from the 18th floor, the same view future residents and hotel guests will enjoy. The structure of the InterContinental hotel has reached the 22nd floor, with the opening planned for the end of 2026.

Construction is progressing according to schedule. The reinforced concrete structure of the InterContinental hotel is complete, the steel structure for the sky pool is being installed on the roof, the glass façade is in place up to the 18th floor, and installation of the façade solar panels, which will contribute to the building’s energy efficiency, is well under way. The 100-metre residential tower has reached the 17th floor, while the smaller tower and the Class A office building are in the final phase of construction.
During the site tour, Karin Sheppard, Senior Vice President and Managing Director, Europe, IHG Hotels & Resorts, expressed her delight at the progress:
“We know that InterContinental Belgrade will be a true landmark for the city, and indeed for the whole world. I am thrilled that this hotel will open on time, ahead of EXPO 2027, when the whole world will come to Belgrade and experience the very best of hospitality. The InterContinental brand has more than 240 hotels open around the world and over a hundred more in the pipeline, and I am absolutely certain that InterContinental Belgrade will be the jewel in the crown of that portfolio. We are incredibly happy to be doing this with our strategic partner, Delta Holding, in whom we have the utmost trust when it comes to quality, finishing and excellence. That is why we can hardly wait to see it open. We know it will be a wonderful place for the local community, where people can come together, dine and enjoy the facilities. The beautiful rooftop pool will be a true signature feature, and I am sure every corner of the hotel will help us create wonderful memories for our guests.”

Delta District is being built in a single phase and comprises the InterContinental hotel, two residential towers 100 and 50 metres tall, and a Class A office building. It is the only residential investment in the region bearing the signature of one of the world’s most prestigious hotel brands, set within a gated complex where residents will be linked to the hotel by a climate-controlled connection and enjoy access to five-star hotel amenities and services. The project is pursuing dual WELL and LEED certification, placing it among the select few complexes in the region that meet the highest international sustainability standards.
“We are building Delta District thoroughly, with uncompromising standards and the right approach at every step. Every material, system and detail has been carefully selected to meet the highest global standards. Looking at this site today, what began as a new vision of living and hospitality has become a reality. The hotel opens in December this year, and residential owners will move in by the middle of next year. What matters greatly to us is that residential owners become part of a new complex, a system that keeps growing globally year after year, because it brings together exceptional service, a perfect location and the values of two brands, Delta and InterContinental,” said Angelina Nekić, Vice President of Delta Holding and CEO of Delta Real Estate.

The return of the InterContinental brand to Belgrade after two full decades marks one of the most significant new hospitality projects in the region.
“The investment in the hotel alone exceeds EUR 100 million. We believe this hotel will have a significant impact on Belgrade’s further development as a regional and international business and tourism destination. Alongside construction, we are working intensively on building the team that will run the hotel, with a focus on top professionals and the service standards that define the world’s most prestigious hotel brands. The hotel will create more than 200 new jobs, and our goal is for InterContinental Belgrade to become the new benchmark for luxury hospitality in this part of Europe,” said Andrej Sovrović, Member of the Executive Board of Delta Holding and CEO of Delta Hospitality.
