Delta Land brings a new neighbourhood to the heart of Belgrade
With more than 1,000 trees, a hectare of green space, private gardens and tree-lined avenues, Delta Land brings a new concept of urban living to central Belgrade. At the corner of Bulevar despota Stefana and Poenkareova Street, on the site of the former “Sutjeska” cotton mill, Delta Real Estate has begun developing a new residential and commercial neighbourhood worth more than EUR 450 million. The first 533 residential units will be ready for move-in at the end of 2028.

Delta Land is taking shape as a modern Belgrade classic, a neighbourhood that brings together architecture inspired by the spirit of old Belgrade, contemporary infrastructure, thoughtfully planned greenery and amenities for everyday life. Tašmajdan, the Botanical Garden, cultural institutions and the city’s central districts are all just a fifteen-minute walk away, combining the convenience of the city centre with a sense of retreat.

“Delta Land is rising on a site with a strong identity, and it was important to us to preserve that identity and build on it with care. We draw the project’s architecture from the Belgrade we know and love: its classic proportions, its materials and its neighbourhood feel. At the same time, we are paying special attention to the site’s industrial heritage. The chimney, one of the location’s most recognisable landmarks, will remain part of the future setting, and we are working to give the existing buildings their own place in the new concept as well,” said Ivana Letić, Director of Design and Chief Architect of the Delta Land project.
The project includes a private landscaped park, kindergartens, a library and a cultural centre, along with sports and recreational facilities such as a swimming pool, a gym, a swimming school, an ice rink and playgrounds. Shops, restaurants and cafés will line the edges of the complex. The complex also sits right next to the future linear park and a planned metro station.
Particular emphasis has been placed on sustainability and energy efficiency. Geothermal probes for heating and cooling will enable energy savings of up to 40 percent. The complex will offer more than 2,500 parking spaces, underground garages and EV charging stations.
“We are developing Delta Land as a project that restores functional, calm and well-ordered living to this part of the city. Beyond new square metres, we are shaping a neighbourhood that unites heritage, contemporary architecture and a human way of life. It means a great deal to us that through Delta Land we are taking part in transforming this part of the city in a way that preserves its identity while enhancing it and adapting it to contemporary needs,” said Angelina Nekić, CEO of Delta Real Estate.
